Electrical inspection questions
01 Do I need an electrical inspection to buy or sell a home?
Not always by law — but it’s often asked for. Insurers and mortgage lenders frequently require a wiring inspection on older homes (knob-and-tube, aluminum, 60-amp services or fuse panels) before they’ll cover or finance them. A licensed electrician’s assessment satisfies most.
02 My insurance company wants the wiring inspected — can you do that?
Yes. We assess the service, panel, wiring type, grounding and safety devices, and give you a written report. If anything needs to be brought up to standard we quote it clearly — and if you go ahead, we file with the ESA and get the work signed off.
03 What do you actually check?
Service and panel size and condition, wiring type (knob-and-tube, aluminum or copper), grounding and bonding, GFCI/AFCI protection, and any visible hazards or code concerns. It’s a safety-focused electrical assessment — not a full home inspection.
04 Is this the same as an ESA inspection?
No. The ESA (Electrical Safety Authority) inspects permitted electrical work. This is a licensed electrician’s safety assessment of your existing system. If we find work that’s needed, that’s when a permit and ESA sign-off come in — and we handle that side for you.
05 What does an electrical inspection cost?
